TELLURIDE – Two condos, a cabin and a residence in See Forever/Mountain Village will be auctioned Saturday, Sept. 8, in cooperation with T.D. Smith of Telluride Real Estate Corp.

“I have always believed in the auction process as a way to efficiently connect buyers and sellers,” said Smith, “and after witnessing Concierge’s success in Telluride over the past month, that belief has only strengthened.”

In mid-July, Concierge Auctions successfully sold Pa Gomo, a 10,000-square-foot estate in Telluride, for $13.2 million, the Telluride real-estate market’s highest selling price in five years, and See Forever Village Cabin 2, a 3,700-square-foot, standalone ski condominium in Mountain Village, for $2.53 million.

Of the four properties now scheduled for auction, “These properties are amazing, and the seller is fully committed,” Smith said.

Representatives with the New York City-based Concierge Auctions say two of the four properties will sell Without Reserve to the highest bidder.

The four properties include two condo units (127 and 128) at 117 Sunny Ridge Place, both to be auctioned Without Reserve. Condo 127, listed at $2.7 million, measures 2,705 square feet, with three bedrooms and four bathrooms. Unit 128, listed at $3.2 million, is 3,441 square feet, with three bedrooms and four bathrooms, and an open library/den/study with a full bathroom. A standalone 3,296-square foot cabin at 152 Country Club Drive boasts views of both the San Sophia and Wilson ranges, with proximity to the Peaks; with two master suites, its last listing price was $3.9 million. The 8,760 square-foot residence at 160 Sunny Ridge Place, overlooking the Telluride Valley, boasts floor-to-ceiling glass, expansive entertaining and dining areas and views of the San Sophia Range, with five bedrooms, five bathrooms, two powder rooms and a distinctive, two-story great room, architecturally graced by a curved and heated fireplace wall. All of the properties come with rental and maintenance management and are turnkey furnished, with amenities from The Peaks Spa.

“See Forever Village has successfully emerged from a fiscally sound construction project with a long-term ownership base, and The Peaks Resort and Spa at The Peaks management is now operating at its highest level since completion of construction,” says seller/developer, John Abrams. “I’m confident that the Concierge Auctions process will result in an efficient sell-through at fair market value.”

The auction takes place Saturday, Sept. 8, with a 3 percent commission offered to buyers’ representing brokers. The properties are open for preview daily, 11 a.m.-2 p.m., or by appointment. For more information, call 888-256-2806 mountainvillageauction.com.
